How it works

Verified visitors you can actually reach — and a way to earn real income beyond commission.

Tycoda is free for agents. Set up an open house in about 60 seconds and turn everyone who signs in into a verified visitor you can confidently follow up with — not just a name on a Google Form. Then earn real income when your open gets sponsored.

01  The agent flow

From sign-in sheet to verified pipeline — in four steps.

No paper, no fake numbers, no scraping. Every visitor confirms their own phone, so what lands in your dashboard is real. It’s included free for agents — setup to export.

1

Create your open house

Add the address and time — under 60 seconds. Tycoda auto-generates your QR sign-in poster and a digital flyer, ready to print or share.

Free · auto QR + flyer
2

Visitors scan & verify by text

They scan the QR and confirm their number with a one-time code — trading their details for instant access to your digital flyer. An unverified sign-in never becomes a contact, so every visitor is a real person. Why fake sign-in info happens.

SMS-verified at the door
3

Verified visitors fill your dashboard

Each verified visitor appears in real time, with an arrival timestamp. Watch your open house build a real record of who walked through — live.

Real-time · timestamped
4

Follow up or export

Reach out the same day. Export a CRM-ready CSV or sync straight to Follow Up Boss — both included free, no add-on.

02  The Tycoda visitor experience

Exactly what the buyer sees at your door.

The question every agent asks: what does the visitor actually experience — and does it feel cheap or spammy? Here’s the real check-in, screen by screen. Decide for yourself.

03  The sponsorship layer A first for real estate

Get paid for the open house you were already hosting.

Tycoda is free for agents. A single lender can sponsor one of your open houses to reach its verified visitors — event sponsorship, advertising, not a referral. When that happens, half of it is yours. Learn how you get paid to host.

50/50Split with you

Every sponsorship is split with you.

A lender pays to be the exclusive sponsor of your open house, and half of that sponsorship is yours — a hosting fee for work you’re already doing, never tied to whether a visitor does business with the lender.

Not a commissionIncome that doesn’t wait on a closing
Your commission depends on the sale closing months from now — if it closes at all. This is paid for the event, whatever the buyer does next.
Zero extra workYou were hosting it anyway
Same Saturday, same sign, same open house. Tycoda just adds a way for the work you already do to pay you back.
Again and againEvery sponsored open house
It’s not a one-time bonus. Every open house a lender sponsors is another chance to get paid for hosting.

Three ways a lender can sponsor — your half grows with each.

A lender picks one level per open house. You host the same way every time; the more they choose, the bigger your share.

Base
Own the room.

The lender becomes the open house’s exclusive sponsor and receives its SMS-verified visitor contacts.

Qualified
Add a financing signal.

Everything in Base, plus a mortgage-interest signal from visitors who opt in to share it.

Live Connect
Add a live, opt-in connect.

Everything in Qualified, plus an optional live warm-call bridge — only when a visitor chooses to connect.

One exclusive sponsor per open house. Your half is a share of sponsorship revenue — never tied to whether a visitor does business with the lender, and never an income guarantee. See current sponsorship levels on pricing.

04  Win the listing

Show sellers a number they can trust.

“Busy open house” is a feeling. Tycoda turns it into proof: a verified-visitor count and real arrival times you can put in front of a seller — and into your next listing pitch.

05  The difference

If it isn’t verified, it isn’t worth much.

A paper sheet and a basic web form both collect names. Neither tells you the number is real. Tycoda only counts visitors who confirmed their own phone.

06  Questions

Good questions. We thought you’d ask.

Yes. Agents host open houses on Tycoda for free — setup, QR sign-in, the digital flyer, your dashboard, CSV export, and Follow Up Boss sync are all included. Tycoda makes money when a lender chooses to sponsor an open house, not from agents.
At the door, a visitor scans your QR, enters their first name, email, and mobile number, and confirms a one-time code we text them. It’s a simple value exchange — they share their contact info, and in return they get instant access to your digital property flyer. Only verified numbers become visitors — so an unreadable scribble or a fake digit never lands in your dashboard.
It’s their choice at every step. A visitor can simply not sign in — nothing is collected. If they do sign in, they’re opting in: they consent to the value exchange and to the one verification text, so that code message has no opt-out because they just asked for it. Any later follow-up only happens if the open house is sponsored, and every one of those messages carries a clear opt-out. No sponsor, no follow-up — and the visitor stays in control throughout.
About 60 seconds. Add the address and time, and Tycoda generates your QR sign-in poster and a digital flyer automatically — ready to print or share before you leave for the open house.
Yes — export a CRM-ready CSV anytime, or use the native Follow Up Boss sync so verified visitors flow straight into your pipeline. Both are included free, with more integrations on the way.
A single lender can sponsor one of your open houses to reach its verified visitors — exclusively. It’s an advertising sponsorship of the event, not a referral: you’re not paid to send business to the lender, and you keep hosting exactly as you do today. Sponsors choose a value tier (Base, Qualified, or Live Connect). Open house sponsorship, explained.
When a lender sponsors your open house, you earn 50% of the net sponsorship (the fee after card processing). It’s a share of sponsorship revenue — it is never tied to whether any visitor does business with the lender, and there are no income promises or quotas.
Verification — and a way to get paid for it. A form just collects names; Tycoda confirms every contact is real and reachable, timestamps it live, and makes it exportable. Then comes the part nobody else offers: when a lender sponsors your open house, you earn 50% of the net — a genuinely new, first-of-its-kind way to turn the open house you were already hosting into real income. Same Saturday, same sign, now it can pay you back. If it isn’t verified, it isn’t worth much — and if it can’t pay you back, why settle?

Tycoda provides open-house event sponsorship and consented contact data. “Verified visitor” means a real, reachable person who confirmed their phone number at the door — not a guarantee of buyer intent, attendance, or qualification. A sponsorship is an advertising arrangement, not a lender referral; an agent’s revenue share is a portion of sponsorship revenue and is never contingent on a visitor doing business with the sponsor. Any sponsor follow-up, financing question, or live connect is optional and initiated by the visitor.
